A small, secluded island just off the coast of Scotland is for sale, and the price is not as high as you might expect.

The uninhabited Barlocco Island in Scotland, south of Glasgow, sounds fantastic, with 25 acres, a pebble beach, and “outstanding views.” Only £150,000 (about $187,410) is being asked for the property.

“There’s still a very romantic sentiment attached to owning your very own Scotƫish private island, where you can escape the hustle and bustle of everyday life and enjoy some peace and tranquillity in the most beautiful scenery around,” According to a statement provided to Travel + Leisure by Aaron Edgar of Galbraith Group, the real estate firm promoting the property.

Buyers, however, should read the entire description before pulling out their credit cards. The marketing brochure states that the private island can only be reached “by boat or at low tide on foot or by tractor or quad bike,” and that there is no running water or electricity.

Even though the island is empty, it has some interesting characteristics, like a “flood pond providing water for livestock and wildlife.”

Even if a prospective buyer still believes this would be a good deal, the Galbraith Group recommends that they thoroughly consider the investment before moving forward.
